Lake is situated due east and west at least 15' below the average land grade. Our predominant wind is from the south, so very wind protected. Last I knew, there were 7 total land owners, 4 of whom do not ski.

The lake is located in rural East Texas 7 min off of interstate highway 30, exactly 2 hours from downtown Dallas.

Possible owner finance. 1-acer lots, each, at reasonable down payment, and almost any terms that you prefer... Example: 20% of sale price down, 20 or 30 year amortization, minimum of interest only payments, loan re-write every 3 to 5 years. Bad credit is fine but cost higher interest and down but not a denial of loan. Good credit and or money down gets lowest rate. We are good you using our loan until you build and or have a construction loan or keep our loan until you it paid off.

Two lots 12 and 13, 1.67 acres, on water together or next door to each other, on a hill overlooking the slalom course. The first 1 acre lot is the prime lot with over look the second 1 acre lot is prettier than the lots on the other private ski lakes in the area as its on a hill with elevation / view above the lake. Third lot .46 acre, approx. is an on water lot, on a cove. I would call it a weekender lot, for someone who wants a place to take their RV and have ski rights on a private lake, type of lot. The small cove lot we would also rent out for someone to use as camp and ski.  This ad does not include the third lot in this price.  It is priced at $50k.  If selling seprately, lot 12 is $175, Lot 13 is 125k, Lot 25 is $50k.  If you buy all three and have your own financing or cash, owner will discount.

We prefer to sell all three lots to one family, but under stand they may need to be sold separately. When coming up with an offer, please look at the values of similar lots on similar lakes, amenities, cost of ownership (Tax, interest, HOA amounts), number of lots on lake and humans competing for lake time, etc. Make a reasonable "real" offer and they're yours...
